Lennar is now offering buyer incentives equivalent to about 13.3% of a home’s final sales price in Q2 2025. The highest level since 2009 with many Florida and Texas buyers receiving nearly $60,000 in benefits on a $450,000 home. The builder is consciously prioritizing volume over margins, opting for aggressive discount strategies including mortgage-rate buydowns, and price cuts to maintain consistent sales pace despite a soft spring housing market across Florida. This has driven average net prices down especially in Florida’s East division and compressed gross margins to around 17.8% in Q2 (down from over 22% a year earlier)
